How much will selling actually cost?
The sale price is not the amount you keep.
The sale price is not the same as the amount you’ll walk away with.
When you sell, there can be several costs to account for, including agent compensation, escrow and title fees, transfer taxes, repairs or preparation, and any credits negotiated with the buyer. You’ll also need to pay off your remaining mortgage balance and any other liens tied to the property.
Every sale is different, so before listing, I like to prepare an estimated net sheet that breaks down the expected costs and shows what you may actually receive at closing.
That way, you can make decisions based on your estimated net proceeds, not just the sale price.
